“Hi, im Kiki Bermudez from Mint360property and welcome to another instalment of Real Real Estate Advice. Today we are going to be talking about a question that I often get from my clients, should I buy first, or should I sell first?
Great question. The driving factor behind it all is what properties are available for my client to buy at that time? If there is a continuous flow of properties that suit their needs that they can afford, after studying the market, my advice will be to sell first because the odds are that we are confident they are going to be able to secure the right property sooner rather than later.
On the other hand, if my client tells me what they’re looking for is not appearing very frequently, I’m going to be telling them to buy first. But whilst they’re looking, I’m going to be encouraging them to prepare their property so when the time comes when they purchase their home, we can advertise it for sale very quickly and they won’t be out of the market for very long at all.
